MPath built a demo for Florida Beach Rentals: a phone line that answers by voice and text, website chat, open places with prices, a sample booking, every stay text, a review page and a dashboard. Try it the way a guest would.

  1. Text the demo line

    What happens
    The assistant asks four short questions, one at a time: your dates, how many guests, anything you need (a pet, a pool, an elevator), and which beach. Then it sends a recap and a link to the places that are open for your dates, with prices.

  2. Open the link and reserve a sample stay

    Do this
    Open the link it texts you. Pick a place and press Reserve (sample).
    What happens
    No card is taken. Over about 5 minutes, the whole stay arrives by text: the confirmation, the payment rules, a week-out note with extras, the house rules to sign before the door code, the door code and Wi-Fi, a mid-stay check-in, a check-out reminder, the text your cleaner gets on check-out day, a thank-you, and next year's dates. The cleaning also lands as a task for your team.

  3. Call and answer

    Do this
    Call (727) 288-9870 and answer the assistant's questions.
    What happens
    The assistant says it is an AI and that the call may be recorded. It asks the same four questions and reads your answers back. A text with open places follows the call.

  4. Call and hang up

    Do this

    What happens
    A text comes back to say sorry we missed your call, and asks what you need.

  5. Chat on the guest page

    Do this
    Open the guest page and tap the chat button in the corner.
    What happens
    It's the same assistant you texted. It asks the same questions, and after its recap a text with open places arrives on your phone.

  6. Report a problem, any way you like

    Do this
    Call (727) 288-9870 and say the AC isn't cooling, or text it, or text a photo, or use the short form.
    What happens
    The assistant asks which unit, what's wrong and whether it needs someone today. Maintenance gets a task at once, and the guest gets a text back, then updates: the owner's OK and the tech's booking (samples). Fire, gas or someone hurt: it says call 911 first.

  7. Ask as an owner

    Do this

    What happens
    The assistant asks the building, unit and bedrooms, and your team gets a call task. The owner page shows what similar units list for, from your own prices.

  8. See open places for any dates

    Open the open places page and pick dates.
    What happens
    You see your own units that are open for those nights, with the total for the stay. Prices and open dates come from your website, checked every morning.

  9. See the review page

    Do this
    Open the review page and tap a star.
    What happens
    Every guest is asked to post on Google. A guest who taps fewer than 5 stars can also text the team, so you can make it right.

  10. Watch it on the dashboard

    Open the sample dashboard.
    What happens
    You see inquiries, where they came from, which ad or post sent them, and what got booked. It shows a sample month until you go live.

    What happens
    Sample ads and posts for Florida Beach Rentals, plus what your condo owners would get: a monthly statement, a repair OK by text and a cleaning checklist. Nothing there has run.
